Infantino Maintains Phoney Ft. Howard Webpages

John David Infantino, the International Super Scammer who falsely declared himself to be a property developer who can do a successful job of redeveloping Maryland's Fort Howard Veterans Affairs Medical Center property, has lost a lawsuit to Doug Gansler the Maryland Attorney General; a lawsuit on behalf of hundreds of veterans who gave John D. Infantino deposits on future residences - the defunct Fort Howard Senior Housing Association Bayside at Fort Howard project - which Infantino said he was going to create at the Ft. Howard VAMC. And sometime near the time of the court case, John Infantino removed his website for his phoney Bayside at Ft. Howard project. I figure John David Infantino removed that Bayside website due to legal pressures levied against him in Maryland. 

Unfortunately, Infantino still maintains several websites with Bayside at Fort Howard listed as one of his successful projects and also as one of the numerous properties he (falsely) declares himself to be an Asset Manager/Property Manager of. His websites are all important parts of his international scams, because those websites are believed by millions of people world wide - even though the sites are 99.99% absolute lies. 

For about a month after Attorney General Gansler won that lawsuit, anytime I clicked on a link to the deleted Bayside at Fort Howard website, the Internet took me to a webpage saying something about that linked web address going nowhere. Today, I find that clicking on any published link for Bayside at Fort Howard, or by copying and pasting that link into a web address bar, the Internet takes you to John Infantino's Federal Asset Management website, where there is a listing on the "Projects" pages for Bayside at Ft Howard. It reads:

And then there are several paragraphs about the (phoney) project. All carefully worded to confuse and convince potential scam victims of Infantino's to trust John Infantino in any property development deal; while also being worded to be able to help John Infantino beat any lawsuit or criminal fraud charges based on his Ft. Howard listing.

Seems to me that Maryland Attorney General Doug Gansler and his investigators knew about Infantino's well known (in Maryland) and easily located Bayside at Ft. Howard website, but they do not know that the phoney Ft. Howard development project is still being used on other websites of Infantino's.  

John Infantino is clearly maintaining his websites, so why did he not take Ft. Howard off all of them?

Because it is all used in scams being done and done again and again - to victims all over the world.

Infantino's Tax Records Can Help Prove It

If any government entity or any investigator would investigate John Infantino's tax records, and see what Infantino is actually worth compared to what he says he is worth, to verify he has/has had only a few employees or none but him - when his numerous international LLCs' reported multimillion-dollar projects would require a lot of employees - that investigation will help prove that John D. Infantino most certainly is an International Super Scammer.

John Infantino Federal Development/Federal Africa/Federal Bulgaria/Federal Asset Management/etc. has issued many promises - all over the world - of how he was/is going to bring millions upon millions of dollars to numerous property development projects. But he has never completed any project. Because he has never intended to do more on any project than to create and publish preplanning materials. Because he knows how to manipulate people into loaning him or giving him big chunks of cash, with promised projects and his very own - ferociously falsified - web pages as business references. Because most people he deals with believe everything he says anywhere anyway he says it.

John Infantino Rarely Pays His Debts


More than a year ago, John Infantino declared bankruptcy - just three days before he lost on a lawsuit between him and Del Rey Oaks in California. Dealing with Infantino has been an exasperating ordeal for that city. Here is an excerpt from a news article about it:

Infantino may have merged his Federal Development LLC with Bellmont Rock Holdings LLC so that any news may come across as only saying it was Bellmont Rock Holdings LLC that went bankrupt. Infantino's Federal Development name is on the Internet in numerous places, including websites he produces, and he is known world wide for his Federal Development LLC. Both LLCs are registered in the tiny state of Delaware.

John Infantino travels the world telling lies. All told, on most continents, he's declared to millions of people that he would do billions-of-dollars worth of property development in many different communities. Unfortunately, he never has any intentions of doing - or ever does - any more than the preplanning presentations that it takes for his scams to get him piles-of-cash. Then off he will dash!

Scammer Infantino's Headquarters Not Real

To run his international scams, John D. Infantino, along with the mostly non-existent employees of his numerous Limited Liability Corporations, rarely ever actually occupies any office spaces. Though he promotes his LLCs as multimillion dollar entities doing numerous property development and property/asset management jobs internationally. Infantino rarely really does anything he says he does.

The address he most recently uses for his international LLCs' headquarters is:

With a virtual office, there are a few people paid to answer phone calls, then take messages or forward the calls, they forward mail, and an office renter can use conference and other rooms for short periods of time. No renters go to work there very often, because multiple companies rent it at the same time and it is staffed and maintained by a core group of the virtual office provider's employees. Ft. Howard Preconstruction Survey

John D. Infantino's Bayside at Fort Howard web pages (recently removed from the web) contained a form for hopeful Bayside residents to download, print, fill out and send in - if they desired to buy a Bayside residence and/or marina boat slip instead of leasing them. The forms were to be sent to a Post Office Box. And from my many, many hours of doing Internet investigation of John Infantino, the only other use I've found for the P.O. Box was a residential lease Priority Application Form for hopeful Bayside residents to download, print, fill out and send in; to be sent in with a paper check paying for application fees of hundreds of dollars. That is very odd, in today's world of filling out forms online and paying by electronic transfer using bank/credit/debit card numbers.

Why print out and send to a P.O. Box?

I believe it is because an electronic trail is much easier for legal authorities to follow than a  paper trail. And Super Scammer John David Infantino is always doing things in ways to beat legit lawsuits and criminal charges against him in court. He knows he is a scam artist of massive proportion.

Both of those options to purchase property spaces on the U.S. Department of Veterans Affairs Medical Center property in Fort Howard, Maryland are a part of the - somewhat successful - actions of John David Infantino ripping-off large amounts of monies
& attempting to rip-off more from unsuspecting veterans and others. Infantino had no intention of ever actually developing anything on Ft. Howard.

Those future residences and the marina where never constructed, because the Veterans Administration cancelled their Ft. Howard lease with John Infantino.

Hardly anyone will take my word for it, and no one else seems to be doing any web searches to see that John D. Infantino was running over twenty scams - each being a multimillion dollar property development deal - all at about the same time. Because many people around the world are riding in a Ship of Fools - with John David Infantino at the command.

The following links are to some of the Internet published sites that my investigations have led me to, where you will find written pieces about John Infantino preplanning projects, signing leases, and making huge promises to millions of people internationally. You may web search John Infantino till your fingers upon the keyboard 'turn blue', and you will never find any Internet published writings about him actually developing any one of his multitudes of projects.

Had he gotten any going and finished, there will be World Wide Web published pieces about such welcomed successes.

I can publish more links to web pages about Infantino's lies (not known as lies to the people who wrote the pieces), if these are not enough to convince you that John David Infantino is an international scam artist. If the development projects represented were all there is to it, it's too much for one man rarely with any actual offices, few and often no employees, and nowhere near enough money, plus a profound lack of professional experience. The fact is, he hasn't the wherewithal to do property development projects.

The Villages at Beaumont: Project to fuel Fort Bliss growth

EL PASO -- A Washington, D.C., company is scheduled to begin work in June on a $200 million project that will transform a historic, but dilapidated 93 acres of Fort Bliss property near Beaumont Army Medical Center into a mixed-use development of apartments, offices and stores.

Federal Development, a privately held international real estate development company, plans to build 953 apartment units aimed at Fort Bliss soldiers but open to anyone, 150 apartments for retired military veterans, 404,000 square feet of office space and 114,600 square feet of retail space.

The project, named The Villages at Beaumont, is on land that begins at Dyer and Fred Wilson. It will be built in phases and will take five to 10 years to complete, said John Infantino, Federal Development CEO.

EL PASO -- A proposed $100 million-plus housing, office and retail project planned for 93 acres at Fort Bliss apparently is dead.

The U.S. Army Corps of Engineers canceled the 50-year lease on the Fort Bliss property with Federal Development, a Washington, D.C., company.

The company's chief executive said he would contest the lease cancellation.

The company missed project deadlines and had not secured "appropriate financing," according to a statement Thursday by the Army Corps of Engineers' office in Baltimore.

Ft. Howard Infantino Lawsuit Won Not Much

In order to apply to lease a rental unit, veterans had to submit an application packet and pay a "holder fee" of $500 for a single applicant or $750 for a joint application. A second deposit of either $1,500 or $2,250 was later collected from tenants to secure their residency.

This means little, because John D. Infantino owes a lot in other lawsuits against him that hasn't been paid; there are other lawsuits in the works not yet gone to court; there are many people around the world who also wish to - and have legitimate reasons to - sue John Infantino.

In the Ft. Howard situation, there may be no way to prove all the Ft. Howard application fees illegally paid to Infantino. If he doesn't want to. Because, on his Bayside at Ft. Howard website, which was taken offline shortly before the Maryland settlement recently being made and over 4-years after he lost the Ft. Howard VA lease, he had a print out application form that was mail in only with checks only. Checks sent to a Post Office Box in Washington D.C.. A P.O. Box near his virtual office in the renowned Ronald Reagan Building and International Trade Center, strategically located on Pennsylvania Avenue in Washington D.C..  A virtual office is not actually occupied full time by tenants. You best believe, in this modern world of online money transfers of bank funds, credit card and debit card payments, it is not a good sign that Infantino required paper checks for his Ft. Howard applicants paying deposit fees.

I cannot load PDF Files on here, so I will add photos of the PDF File Infantino offered of his Bayside at Fort Howard application form I downloaded from Infantino's Bayside website. And I can verify by the number of times I checked on it that his Bayside at Fort Howard website with the application fee send in form was up and running up until just weeks before Maryland Attorney General Gansler won his lawsuit against Infantino.

I do not see any future in expecting that all those unfortunate folks who were ripped off by Infantino in his Fort Howard Department of Veterans Affairs Medical Center property development scams will be reimbursed.

John David Infantino must be stopped and punished!

All it takes is a good web search of John Infantino to find all that I have learned about him. No one can prove me wrong.

In that he borrows money from or is given large sums of money by people who have been duped into believing that Infantino is going to create and complete massive property/community improvement development projects in each of those peoples' home countries. International Super Scammer John Infantino: never actually begins work on any publicly proposed and announced project; he always disappears from the geographic areas/business partners/financial backers - when his scam has gone as far as he can run it; he often goes away from  those geographic areas/business partners/financial backers owing each of those geographic areas/business partners/financial backers lots of money. Money he uses to support his international lifestyle - one that mimics the life of a rich, successful business man. He most likely is rich, with moneys stashed all over the globe, but his only successful business ventures are scams he makes money from.

All you have to do is search on the World Wide Web for information on him - John Infantino + Federal - and all you will locate are: his published web pages about himself; numerous news articles about the development projects he has declared to be working on the beginnings of; and there are some web pages by a few former partners or employees of his who tell how John Infantino scammed them and screwed up their lives. What you will not see are any news articles about Infantino's projects being in construction phases or completed or doing the good things for millions of people whom he promises to lead into greater prosperity.

John Infantino + Federal maintains his scam victims all over the world. Our world needs those victims to stand up and count themselves in on ending those ever increasing scams and severely punishing John D. Infantino.

John Infantino's World Wide Scams

John Infantino - CEO of multiple LLCs - creates fake development projects all over the globe. He has potentially lied to and cheated more people than anyone in history. Horrendously so. He's still at it - somewhere in the world.

Here is a list of global projects and/or project locations that I have located World Wide Web published information on - each project purported by John David Infantino to be going to generate  muti-million-dollars - hundreds of millions for most deals - to multi-billion-dollars in expenditures, incomes and improvements in each geographical area of development - which John D. Infantino told people he was working on, but that he never went past the planning stages on, along with attempts to gather financial support for, building what he never possesses the abilities to build. From February 2004 to August 2009, John D. Infantino, of Federal Development & other LLCs, was supposedly - according to him - working on beginning a mixed use (residential, medical, commercial, retail) public-private partnership development project at the Fort Howard Department of Veterans Affairs Medical Center, in Maryland. He named it "Bayside at Fort Howard." The Ft. Howard VA Hospital had been closed in 2002, and since then there is only a small medical clinic operating there providing outpatient services for vets. I have gone to doctor's appointments at the Ft. Howard VA Clinic, and I was well taken care of there and also for several months out of my life when I was receiving long term physical rehab care in the Ft. Howard Hospital. John Infantino was fired by the VA, he lost his lease on the VAMC property and that ended that development project there. He was fired due to lack of progress. Infantino never had any intention of making any progress there, nor on the shocking number of other fake projects he was simultaneously creating as scams - all over the globe.

August 18, 2005 John Infantino Federal Development created and sent a letter to Secretary Anthony J. Principi - Chairman, BRAC 2005 Commission - BRAC Commission -2521 South Clark Street, Suite 600 - Arlington, Va. 22202 that was intended to convince the powers that be to award Infantino a huge development project on the US Army's Ft. Monmouth in New Jersey.  As a personal point why that angers me so is that in 1970 I graduated at the top of my class in an Army Photography School on Ft. Monmouth.

This letter is a bid by John Infantino to be the Master Developer for the Ft. Monmouth Enhanced Use Lease project. It states:

Chair Russell acknowledged Mr. John Infantino of Federal Development who asked to address the Board regarding the written verification of water supply needed to continue the development project for Del Rey Oaks. Mr. Infantino described the project as a two million square foot development of 400 acres, a mixed-use concept, a resort-oriented development with hotels and golf course. It will have resort residences and will provide much-needed tourist occupancy tax revenue for the City of Del Rey Oaks. He indicated additional financing is required for the development to progress to the next milestone which is to complete the EIR process and provide civil engineering drawings and design over the next 12 months. The investment company also requires a written verification of water supply be completed by early April. Mr. Infantino expressed his appreciation to the agencies who are working on a solution that will result in providing water resources needed for the City’s development."

A Monterey judge ordered that a civil trial between Del Rey Oaks and a would-be developer of the city's Fort Ord land remain on schedule to start in four weeks.

After the parties failed to settle the case Friday, Judge Kay Kingsley kept a March 25 trial date in the case pitting Del Rey Oaks against Federal Del Rey Associates. The development group is seeking to block the city from hiring another developer, accusing Del Rey Oaks of breach of contract.

 Del Rey Oaks and Federal, a Washington, D.C., company, entered into an agreement in July 2003 calling for two hotels, a golf course, homes and high-end features on the city's 360 acres of Fort Ord land.

But the project, called Resort at Del Rey Oaks, didn't get beyond the pretty-picture stage, and the city sued in August 2010 alleging Federal owed Del Rey Oaks more than $1.1 million in reimbursement and insurance costs.

The developers countersued, alleging the city broke its contract and was attempting to wrest away lucrative rights to develop a project they had poured $17 million into over a five-year period. Among other things, Federal said the city never came through with water needed for the golf course."

Fortunately, folks in San Fransisco who should know better then to make a deal with John Infantino Federal do know better and did not make any deal with him. And the Frisco Folks published a document that tells why they did not fall for Infantino's scam of them, and that document is in public archives. Part of it reads:

Federal's success in the long term operation and maintenance of properties and their financial success is unknown. The development qualifications and concept submittal clearly identities the principal as John Infantino and the project manager as Barry Freeland. Mr. Frceland's experience appears to be limited for the lead on a project of this scope and scale. The submittal and Federal's characterization of their concept in public meetings have been unclear especially in identifying the open space programming, land use (especially at pier 48) program, parking and other elements of their development concept. "


Infamous Infantino was also working his stinking voodoo on San Fransisco, using The  Port of San Fransisco Seawall development plans for his super scamming actions.

On February 14, 2008, John Infantino Federal Development created and published a 77 page brochure entitled: Statement of Qualifications and Proposal Submitted to The Port of San Fransisco for Seawall Lot 337 and Pier 48. That is a huge West Coast project, that Infantino was supposedly able to get going on as he was also working on the Ft. Howard development on the East Coast.

Mexico’s market benefits from a baby boomer trend, and not much impact from the mortgage problems of other countries, he says. “There’s been some optimism, but it’s slowed, which is good because then it’s not a bubble like it is in other markets. There’s a relatively low crime rate in certain areas, and the market has many diverse areas, with beaches, cities and mountains. Also, we’re already on the border with projects in Corpus Christi and El Paso, TX, so it was just natural for us to step across the border,” Infantino says."

Jeonbuk is hoping to make use of the ministry's international networks in disseminating its traditional values as well as publicizing the merits of doing business in the reclaimed Saemanguem area, the biggest landfill project in the world.

Federal Development Unveils China Expansion

Federal Development LLC has entered into four partnerships to develop mixed-use real estate throughout China. The muti-pronged project marks the Washington, DC-based firm's initial foray into the Chinese Market.

"China is going to experience somewhere between 8% and 10% growth next year, probably the largest of any of the major economies throughout the world," says John Infantino, chief executive officer of Federal Development.

Federal has teamed with Sunjoy Enterprises, a quasi-private arm of the Chinese Department of Agriculture, to develop three mixed-use resorts, totaling roughly 2.000 acres, in Shanghai and Huangshan. Plans include hotel and residential components at all three sites and a proposed conference center in Huangshan. Construction will likely begin in two years, with an anticipated build-out of four years, Infantino says. he pegs the total investment at around $1.5 billion.

The Peoples' Government of Zhenjiang, Dantu District, has also partnered with Federal for a 500-acre development that will will include single family homes, a golf course, hotel, sports center and waterfront recreation park in Zhenjiang City. The estimated cost for the total development is approximately $1.6 billion.

Meanwhile, the developer is working with China Olympic Sports Industry LLC to create sports education and recreation facilities. The team will evaluate many of the sites of the summer games for redevelopment or conversion. Infantino anticipates between $100 million and upward of $1 billion in development opportunities.

In a joint venture with Hong Kong based logistics CDSR Development Group, Federal will also develop a roughly $100-million cargo distribution facility at the Nanchang Airport.

CORPUS CHRISTI — The Port of Corpus Christi has ended its contract with Federal Development, the firm hired in July to help redevelop property at Naval Station Ingleside. Officials with the Washington, D.C.-based company insist they still are working with the port.

John LaRue, the port’s executive director, said Tuesday the firm didn’t show enough progress securing tenants for the property.

“They’re not a large company, but they do a lot of international business, which was severely affected by the economy,” LaRue said. “There wasn’t enough follow-through on some of the leads we gave them and that was a major issue.”

LaRue said a letter ending the one-year contract was sent to Federal Development officials in January. The company had 30 days to appeal before the contract terminated. The last day to respond was Feb. 23, LaRue said.

Stephen Infantino, Federal’s development associate, said his company was in discussion and communication with the port.

“We have advised the port that given the economic conditions around the world, we’re best served assisting them with marketing the Ingleside site and finding new tenants rather than undertaking a master development program that might not seem as feasible in today’s tumultuous economic climate,” Infantino said.

Infantino said the project manager Federal had put in charge of the port’s project was no longer employed by the company and added he didn’t have any additional information.

LaRue said he has spoken about the possibility of working with Federal Development in the future, but said the exclusive contract with the company no longer exists. He wasn’t sure if the port would look for another master developer.

On Tuesday, port commissioners voted to accept $80,000 from the Office of Economic Adjustment, via the Ingleside Local Redevelopment Authority, to hire an industrial real estate consultant. The OEA is the federal agency tasked with assisting communities affected by base realignment and closure.

The Ingleside base will close by Sept. 30, 2010, and 912 acres of base property revert to the port when the Navy leaves. The dredge material placement area, about 336 acres, was no longer being used by the Navy and was returned to the port in October.

Federal Development was hired last summer to oversee the development of 483 upland acres of base property when the Navy left and 433 acres adjacent to the main base already owned by the port. The Ingleside redevelopment authority is responsible for redeveloping 155 surplus acres, known as the electromagnetic roll, or EMR, facility, which the Navy still owns.

Tom Moore, the port’s manager of Naval Station Ingleside redevelopment, said a consultant would have made prudent business sense even if Federal Development continued as the master developer.

“We’re looking for a consultant that will be able to offer us technical assistance and tell us what that property is worth,” Moore said. “The property has been appraised by the Navy, but it hasn’t had an independent appraisal since before the Navy took it over.”

Although the Ingleside authority requested the funds through a grant amendment, the consultant hired by the port will work exclusively for the port.

“But as I learn, I’ll share that information with the (redevelopment authority),” Moore said. “If there’s a project that doesn’t fit with the port property but will fit in the EMR property, I’ll send it their way.”

Merced – Federal Development (FEDERAL), an international real estate development and asset management company, Sierra Academy of Aeronautics and Merced County announced today that Alteon Training, a wholly owned subsidiary of The Boeing Company (NYSE: BA), has entered into a partnership with Sierra Academy to establish a joint flight-training program at Castle Commerce Center & Castle Airport in Atwater, Calif., that will include Jet Bridge, Multi-Crew Pilot License and Aircraft Type Ratings courses. FEDERAL, the asset manager at Castle, in cooperation with its public partner, Merced County, will be responsible for all development management and property management services related to this agreement. “Boeing will be investing nearly $25 million into a state-of-the-art facility that is expected to train 200 students during the first year of operation,” John Infantino, Chief Executive Officer, FEDERAL explained. “With an estimated $8 million annual revenue, this new facility will clearly make a positive and significant impact on the Merced County economy.”

He legally owes money to people all over the world.

VetsUSA Website by John Infantino Is A Fraud

I was doing more research on John Infantino and found a connection between him, his Federal Development LLC and a VetsUSA LLC. An Internet published document of Infantino's claims that VetsUSA has a working partnership with the U.S. Department of Veterans Affairs on the City of Medicine Center Garage. John Infantino is not a military veteran. On that document, there is written a link to a website for VetsUSA, but the Garage webpage does not directly link to the VetsUSA website. By writing the link address in, I went to a complete website for VetsUSA.

And that website claims that VetsUSA is a leading player on numerous projects and properties in the USA. Most of which are also listed on at least one of John Infantino's other websites: Federal Asset Management.

But, John David Infantino and his websites are full of nothing more than terrible lies. Consequently, people all around the world trusted John Infantino to complete development projects in their communities that have never been done, at least not by Super Scammer John Infantino Federal. 

Uncountable numbers of people would be living better lives today, if not for John D. Infantino.

The VetsUSA website has a 2009-2010 Copyright date. Websites like that one do not stay on the World Wide Web unless it is being paid for. Whatever it costs, is a minuscule amount to a scam artist who is as good at cheating people out of their money as John Infantino is.
